Details of how we work:

1.  We send an offer at 80% of market value (we represent a pool of investors who are seeking to purchase properties at 80% of true market value)

2.  If the lender accepts, we will close your short sale.  If the lender does not accept the offer, we ask them to counter offer.

3.  The counter offer = a lender approved price.  We withdraw our offer at 80%, immediately list the property for the lender approved price (between 80% – 100% of TRUE market value) and close with a buyer in 30-45 days.  Realtors are paid 100% commissions, homeowners avoid foreclosure on their record and our team is paid by the lender.

Benefits:

1.  No more waiting! No longer do buyers have to wait 75 – 120 days to close on your short sale.  Now, buyers can send an offer and close almost as quickly as any other transaction.  As a seller or a realtor, the last thing you will want is for your buyer to experience “buyer remorse” during the course of the short sale and to withdraw 20 days before the lender approves the  shortsale.  At that point, you will have to essentially start all over again, except your property has now been on the market for 3-4 months and agents have grown tired of seeing it on the MLS.  Although this is the traditional way realtors conduct short sales, it is extremely ineffective and very stressful for everyone involved.

2.  100% Realtor Commissions: We negotiate lender paid concessions that are used to pay our negotiation services, so no longer do realtors have to pay enormous fees out of their commissions to close their short sales.  So not only is our service effective, but it’s free!

3.  Lender Approved Prices reflect True Market Value: We believe in selling properties at true market value (meaning that the prices must reflect a down market).  It is true that a majority of our properties will sell below market value, but rarely will we negotiate a price that is above market value.  By obtaining lender approved prices that reflect TRUE MARKET VALUE, buyers will be attracted to your listing, thus significantly increasing your chances of closing quickly with a solid buyer.
